Opening an existing exterior wall can reveal concealed wiring, chimney chases, or framing conditions. The estimate identifies known allowances, and newly discovered scope is priced in writing before related work proceeds.

Filings run on their own clock

Plan review and permit timing vary between NYC DOB and Nassau County towns, cities, and villages. Approval timing is shown separately from the estimated construction schedule.

Do we need an architect?

An addition commonly requires drawings prepared and sealed by a New York State-licensed architect or professional engineer. The design professional and filing requirements depend on the property and jurisdiction; D&T coordinates with the owner's professional.

Can you build a dormer instead?

Often a shed dormer gets you most of the usable space of a full second story at a fraction of the structural work, because you are not re-supporting the whole house. On Capes and split-levels it is frequently the better value.

How long does a home addition take?

The schedule depends on the design, approvals, structural scope, material lead times, and site access. Filing and construction time are estimated separately in the written scope.
